Assessor-Recorder Joaquín Torres Public Service Announcement: Assessment Appeals Board Filing Deadline is Approaching

Friday, September 15, 2023, will mark the last day of the Assessment Appeals Board (AAB) filing period to submit your formal appeal of your 2023-2024 assessment.

Individual Notices of Assessed Values for 2023-2024 were sent out by the Office of the Assessor-Recorder this past July 2023. These values serve as the basis for property tax bills that owners receive from the Treasurer & Tax Collector in October. If you believe that the market value of your property is below the assessed value as of January 1, 2023 (value listed on your Notice of Assessed Value), you can file an appeal with the Assessment Appeals Board until September 15, 2023.

The AAB is an independent entity that is separate from the Office of the Assessor-Recorder. For more information on how to apply for an Assessment Appeal as well as the different types of appeals and deadlines, please visit the AAB’s website. Please note that you are still responsible for paying your property taxes on time even if you have filed an appeal. This way you can avoid penalties applied for payment made after the due date. If you receive a reduction in value through the appeal process, the Office of the Treasurer & Tax Collector (a separate office) will work to issue you a refund.

Informal Review Requests (Residential Properties)

The Office of the Assessor is committed to the fair and accurate assessment of property. If the market value of your residential property declines below your property’s assessed value, then your assessed value should be adjusted accordingly. One of the ways in which our office reviews a homeowner’s value is through the Informal Review Process. From January 2 to March 31 of each year, our office will accept requests to review the market value of your residential property.
